Is Dailey Ranch still happening?Reply: edavis
My husband and I were just wondering if anyone knew if this development is still happening. Any information would be great. Thanks!

The Dailey Ranch project was just approved at County Planning this morning. There were two changes to the original plan.

1. Our planning commissioner requested a hiking trail be added on the East side. Both myself as well as the rep. from GLMRTA were in favor of this as it is a nice add to the development.

2. No Street lights were requested by RAGLM as well as the developer per our request. Unfortunately the "no street lights" request was denied citing safety concerns.

The project was approved with the hiking trail and minimal street lights consistent with County Ordinance 665 which is also under the Dark Sky certification requirements.

RAGLM was not opposed to this development as it is on personal property, does not change any current zoning and includes all required trails as well as many other requests made by the community. Though we would like to see no development in our area, we know that people have a right to their personal property use.

All in all the developer met with RAGLM and the community more than 10 times and addressed every one of our concerns.

The developer has met with RAGLM on many occasions over the years - the project was the result of over 2 years' negotiations, and I believe the final approval of the specific plan was in 2004 or thereabouts.  The developer has presented to the community on many occasions in the past at community meetings.

Nathan, I'm finding it difficult to read the specs on the project in your link.   Are all the lots a minimum of 20,000 square feet?  (half acre?).

Boulder South and Dailey RanchReply: Nathan
While this is an extension to Boulders Springs, this is something that has not yet been approved and it is a new extension. If you click on the proposed track map link below, you can see the new developments. There will be 112 new homes added just West of the currently approved Boulder South project. Boulders North and Boulders South was approved in 2004 under Specific Plan 229 which seems to allow 1/4 acre lots. This would be an addition to the West (closer to us) just outside the Specific Plan 229. Nick stated they were not filing for a new SP as in his plan he showed the homes will all be 1/2 acres which is consistant in that spot with the current General Plan. He will be bringing maps with the new development as well as some for Boulders South and North for our viewing on February 27.

Was it Nick and Dennis that the board met with?  (Coussoulis Development?)

As long as it is Boulder Springs south of Cajalco, and no really major changes have taken place, it really isn't new - it was part of Boulder Springs (the old HB Ranches which was both north and south of Cajalco Rd) when Boulder Springs was discussed so many years ago.

I guess I missed the process for any of this developement south of Cajalco. This particular plot map is dependent on another as yet undeveloped plot to the east. Is this area where we would have expected the Lake Mathews Signs to be? Do they prefer to be part of Mead Valley?

New Development - (Daily Ranch) Special MeetingPost: Nathan
I just wanted to make you all aware that there is some new proposed development in our area. This would be an extension to the current Boulder Springs South project on Cajalco and Wood.

RAGLM met with the developer rep. last night and he was very helpful in bringing information to the community. He asked to come and present his project to the community and since our next few meetings are booked, we decided to set aside a special meeting for him. This meeting will be held on February 27, 2013 at 7:00 p.m. at our usual meeting room. You will see it come up on our calendar as it comes closer to the time. He will be bringing all kinds of information to the group so have your questions/comments ready for him.

I have attached a track map for the new proposed development area below. It is a .pdf and is a large file so please be patient with download times. I will post more information as it comes to me.
